Wilton Developments' 35,955 sq ft 10 South Parade in Leeds has opened.
The developer said it had secured four pre-lets at the building, which it claims was the first new speculative office development in Leeds city centre of 2011.
Wilton Developments managing director Jason Stowe said: "10SP is providing the Yorkshire commercial property market with a concept that is clearly in demand.
"The building is now 50 per-cent let, including pre-lets to Xafinity Consulting and Odgers Berndtson, which is remarkable in such a turbulent market and is testimony to the development's high spec and superior quality"
Odgers Berndtson, a firm of executive recruitment consultants, has agreed a deal for a 3,200 sq ft space, while Xafinity Consulting, the employee benefits and pensions services provider, has added 1,200 sq ft of space to the 8,200 sq ft of office space the company had relocated into.
And Wilton said Lockton Insurance had made the biggest impact by taking the fourth floor at £28 per sq ft - a record rent for Leeds city centre offices.
