WHAT is believed to be the largest refurbished office building to be brought to the Leeds market so far this year is set to be unveiled.

Hepworth Point, formerly known as Hepworth House, fronts Clay Pit Lane and provides 44,607 sq ft of office space over 10 floors.
Located next to the proposed Leeds Arena site, the building is being unveiled by property firm Bruntwood.

The building was named after J Hepworth and Son, which was originally based on the site. The company began a tailoring operation in Leeds in 1864 and over the space of 20 years opened no fewer than 148 branches. In 1906 Joseph became the Lord Mayor of Leeds.

Shortly after Bruntwood bought the building in 2006, it was let in its entirety to Leeds Metropolitan University to accommodate the Leeds School of Architecture, Landscape & Design. Following the school’s recent relocation to new premises at Broadcasting Place, several floors within Hepworth Point have been refurbished and are now available to occupy.

The building can be leased as a whole or on a floor-by-floor basis. Quoting rents are in the region of £15 sq ft.
Ed Harrowsmith, of the Leeds office of letting agents Knight Frank in Leeds, said: “This is the biggest refurbished office building to come to the market in Leeds this year and, with Bruntwood’s flexible approach to lettings, we are expecting a high level of interest from potential occupiers."

Craig Burrow, head of sales at Bruntwood, added: “With our other Leeds city centre buildings continuing to let well, we are excited about this opportunity to attract more customers to the portfolio. Hepworth Point provides a truly grade A specification on efficient floor plates, which we anticipate will suit many occupiers.”

Joint marketing agents with Knight Frank are DTZ and WSB.
