Four more deals have been concluded at the Joseph’s Well office development in central Leeds.

Communicate Technology, CW Harwood Solicitors, Medden Financial Services and Cobo Tankers and Services have all moved in to the five-storey, 156,000 sq ft office building in Westgate, which was originally built for Leeds clothing magnate and MP Sir John Barran.

The regeneration of Joseph’s Well was undertaken by Leeds-based property company J Pullan & Sons, which moved its own offices there last year.

Tony Snaith, CEO of specialist IT, telecoms and Cyber Security company Communicate Technology, which has taken 1,653 sq ft of office space in two suites, said: “We will be bringing 10 staff to Joseph’s Well.  We were in Cleckheaton but we’d outgrown the office space and there wasn’t the scope to expand. Therefore a trip into Leeds city centre seemed the natural route of progression. We also hope the new location will help us attract the talent we want.

“Joseph’s Well suits our needs well, as the space offers us the flexibility to grow our team and also be in a great position in Leeds centre enabling us to access businesses within the city and across the UK, due to its proximity to rail and road links too.

“Pullans have managed the refurbishment of the office space to a very high standard. They have been a great partner, working with us to ensure everything was finished on time. And their team has been very warm, welcoming and helpful in our transition into our new office space.”

Gareth Allen, of CW Harwood Solicitors, which specialises in insolvency work and has taken 1,866 sq ft of space, said: “We are currently very busy and needed to expand into quality offices near Leeds city centre. Joseph’s Well, with great office space and facilities, combined with ample on-site parking, was ideal.”

Meanwhile MedDen Financial Services, specialist financial advisers to the medical profession, praised landlords Pullans for their “willingness to go that extra mile” for their tenants.

Claire Kitchen, of MedDen, which has moved into a 664 sq ft office suite, explained: “We are a flourishing business and have relocated from smaller offices close by. The location and facilities here are second to none.”

Cobo Tankers and Services, which occupies 678 sq ft of office space at Joseph’s Well, is a new business owned by Spanish parent firm and petrol tanker manufacturer Talleres Cobo Hnos.

Joby Clark, of Cobo Tankers, said: “Before moving to Joseph’s Well, decisions were being made about whether to continue our presence in the UK with or without a full vehicle workshop and stores.

“We looked at Joseph’s Well as an option and were pleasantly surprised. The rooms available were of good size and it was as if it was meant to be. After requesting prices, these were good compared to the serviced offices and we signed as soon as we could.”

Bruce Strachan, Property Director of J Pullan and Sons, said: “These deals underline our belief that Joseph’s Well provides the best value offices in Leeds. Rents are only £17.50 per sq ft, including all service charges, and are fixed for three years. There is currently 5,500 sq ft of quality office space available in the building in a range of suite sizes from 180 sq ft to 2,500 sq ft.

“Following the refurbishment, we have seen an increasing level of interest in Joseph’s Well resulting in new lettings. Our new tenants reflect the versatility and flexibility of space here, which is attracting a real breadth of occupiers.”
