Following the success of the Let Ready
studio concept at Number One Kirkstall Forge, CEG has completed the delivery of
five fully-furnished studios at 84 Albion Street in Leeds.
They provide workspace designed for teams
of 4 to 24 people and enable a company to move in, plug
in and start work immediately.
Robert Morton,
investment manager at CEG, said: “The Let
Ready studios have been a phenomenal success at our developments in Kirkstall
Forge, Leeds and Westminster Place in York. The new space at Albion Street
complements our out-of-town offer with a prestigious city centre address, just
a stone’s throw from the station.
“The Let Ready Go concept is
perfect for start-ups, as well as established businesses wanting a regional
base or additional, fully-furnished project space with easy in/out leases.
“We also offer Let Ready Complete
which provides a comprehensive all-inclusive service with no upfront costs. From
COVID secure cleaning to maintenance, data, green energy and utilities
management on rates that benefit from CEG’s national buying power. We also
ensure the business is up to speed with all fire and other legislation taking
any worry away from managing premises.”
The offer is
designed to provide a post-Covid solution to businesses needing easy-in,
easy-out flexible leases with the ability to grow and contract on-site. As well
as a great city centre location close to amenities, businesses will be part of
a thriving business community and have access to contemporary break-out space
and dedicated meeting rooms.
84 Albion Street is a landmark office
building located in the heart of Leeds City Centre. CEG has managed a
comprehensive refurbishment program to provide cycle and shower facilities in
the basement through to a roof terrace. The 17,225 sq ft Grade A office
development provides five floors of space with four offering corporate space,
complemented by the new studio offer on the first floor.
Fox Lloyd Jones and WSP are appointed as
agents marketing Albion Street on CEG’s behalf.
Nick Salkeld,
Director at Fox Lloyd Jones, said: “We continue to see workspace strategies
evolve following the pandemic, with occupiers now often seeking increased
flexibility and fully furnished solutions to minimise capex requirements. “CEG’s ‘Let
Ready’ model ticks these boxes and importantly bridges the gap between
traditional leased space and serviced offices, with the suites benefitting from
their own kitchen and meeting rooms on easy in, easy out all-inclusive terms.”
Robin Beagley,
Partner at WSB added: “With an increasing number of businesses planning a
phased return to the office, this ‘Let Ready’ space provides an immediate
occupational solution, whilst complimenting the wider CEG Leeds portfolio,
giving occupiers the opportunity to seamlessly grow into the new build workspace
CEG is delivering at Temple and Kirkstall Forge.”
CEG is heavily invested in the City
of Leeds and the Albion Street refurbishment further highlights its commitment
to Leeds as a thriving business destination.
CEG started the £350million Temple
development in May this year, where the first phase, a 37,800 sq ft
seven-storey office known as Globe Point, is being delivered on Globe Road. Set
to push the boundaries of new ways of working it will offer a business lounge,
innovative break out space and a café kitchen, alongside the highest quality
workspace for up to 400 people.
CEG is working closely with Leeds
City Council and other partners to bring forwards some 4 million sq ft of
growth within the Temple District, south of Leeds City Station. A masterplan
has been created to drive high value economic growth, with Temple as its
cultural centrepiece.
Work has already started to revitalise
the nearby Drapers Yard as a UK Centre of Excellence for life sciences and
innovation on behalf of LabCorp.
